Get to Know the Opportunity
In this leadership role, you will work directly with the Head of Real Estate Investments and be responsible for developing and executing the investment and origination strategy for commercial mortgage investments within your regional territory. You will lead a team of 4-5 mortgage originators in sourcing, underwriting, structuring, and closing high-quality core and structured core-plus commercial mortgage loans (bridge, mezz, construction, participating, etc.) while maintaining strong relationships with borrowers, mortgage bankers, brokers, and institutional partners.
You will be accountable for portfolio growth, transaction quality, team development, and market presence across your assigned territory. Working closely with senior investment leadership, you will help establish production goals, investment strategy, and market priorities while ensuring disciplined underwriting and risk management standards.
The Contributions You'll Make
Regional Leadership & Strategy
- Develop and execute mortgage loan origination strategy for your regional territory to achieve production, yield, and portfolio objectives.
- Lead and mentor a team of mortgage originators, analysts, and support professionals.
- Establish territory priorities, business development initiatives, and relationship management strategies.
- Collaborate with senior investment leadership to identify investment opportunities and market trends.
- Maintain accountability for regional production goals, portfolio quality, and risk-adjusted returns.
- Represent the organization within the commercial real estate and institutional lending communities.
General Responsibilities
- Deliver regional mortgage production volume consistent with established annual goals; overseeing the sourcing through mortgage bankers, brokers, borrowers, and direct relationships.
- Participate directly in the origination of loans and review and approve underwriting analyses, loan structures, and investment committee memos.
- Generate attractive risk-adjusted returns while maintaining disciplined underwriting standards.
- Support development and execution of company-wide commercial mortgage investment strategy.
- Present and support team in investment recommendations to senior management and investment committees.
- Oversee issuance of term sheets and ensure successful execution of loan closings Ensure appropriate due diligence, valuation, and risk assessment standards are consistently applied.
Market & Relationship Management
- Cultivate and expand relationships with key borrowers, developers, mortgage bankers, brokers, and industry participants.
- Maintain deep knowledge of regional real estate markets and economic conditions as well as emerging opportunities within your territory.
- Promote the organization's visibility and reputation within assigned territories.
Team Development
- Recruit, coach, and develop high-performing investment and origination professionals.
- Foster a collaborative culture focused on investment excellence, relationship management, and business development.
- Provide performance coaching and mentoring.
- Establish best practices and drive continuous improvement across regional operations.
Minimum Knowledge & Experience
- Bachelor's degree required; MBA, MSRE, or similar advanced designation preferred.
- Minimum 15 years of commercial real estate finance, mortgage lending, or institutional investment experience.
- Proven track record originating and closing significant commercial mortgage loan volume across multiple debt products such as core, bridge, construction, mezz, etc. Ability to identify and execute on high yielding opportunistic debt with complicated structure.
- Demonstrated leadership experience managing originators, underwriters, or investment professionals.
- Extensive knowledge of commercial real estate markets, underwriting, valuation, risk management, and loan structuring.
- Strong understanding of debt capital markets and relative value across investment alternatives.
- Exceptional leadership, team-building, and organizational skills.
- Advanced negotiation and relationship management capabilities.
- Strong verbal, written, and presentation skills, including experience presenting to investment committees and senior leadership.
Additional Information
Frequent travel throughout the assigned territory is required to maintain client relationships, inspect assets, evaluate market conditions, support team development, and represent the organization within the commercial real estate marketplace.
The Regional Manager is responsible for the overall success of the territory, including production results, investment quality, portfolio performance, and development of the regional mortgage investment team.

Compensation Pay Disclosure:
Voya is committed to pay that’s fair and equitable, which means comparable pay for comparable roles and responsibilities.
The below annual base salary range reflects the expected hiring range(s) for this position in the location(s) listed. In addition to base salary, Voya offers incentive opportunities (i.e., annual cash incentives, sales incentives, and/or long-term incentives) based on the role to reward the achievement of annual performance objectives. Please note that this salary information is solely for candidates hired to perform work within one of these locations, and refers to the amount Voya Financial is willing to pay at the time of this posting.
Actual compensation offered may vary from the posted salary range based upon the candidate’s geographic location, work experience, education, licensure requirements and/or skill level and will be finalized at the time of offer. Salaries for part-time roles will be prorated based upon the agreed upon number of hours to be regularly worked.
$200,000 to $230,000 USD
